Winter Water Damage Prevention

Winter is notorious for being cold and wet. Many people don’t realize that larger amounts of snow and ice can have severe consequences. Below are three of the top causes of winter water damage and how to reduce your risk.

OUTDOOR WATER SOURCES

When the temperatures drop, it is important to pay attention to your outdoor water sources. Neglecting your outdoor water sources could cause problems when spring comes around.

  • Shut off the water to your outdoor hoses and spigots.
  • Drain any water from your hoses and store them in a climate-controlled area to prevent them from freezing, cracking, or breaking in the cold.

BURST OR FROZEN PIPES

Frozen pipes build up significant pressure which can lead to pipes cracking or bursting in winter months. If a cracked or broken pipe goes undetected, they can lead to flooding once the ice melts.

  • Make sure your outer walls and any exposed pipes are properly insulated.
  • Be sure to caulk cracks and holes you see in your exterior walls; this can help to prevent cold air from reaching the pipes.
  • Protect exposed pipes from freezing temperatures by wrapping them with the insulating tape or old towels.
  • When temperatures are extremely low, or you plan to be away from home for several days, leave the faucets lightly dripping and keep the cabinets under your sink open to allow warm air to circulate around the pipes. Doing so will keep water flowing and can help prevent your pipes from freezing.
  • For maximum protection against hidden or sudden leaks, install a detection system that can monitor water pressure and automatically signal a water shut-off in the event of a leak or blocked pipe.

ICE DAMS AND ROOF LEAKS

Icicles may be a staple of winter, but they can be a sign that your home is in a vulnerable state. If your gutters are clogged, the snow that melts off your roof won't be able to pass through the drainage system properly. As the water trapped in your gutters refreezes, a wall of icicles will build up, eventually causing ice dams. The melt from these ice dams can damage your roof and seep into your attic, causing structural damage or mold. Any ice melt that drips over the sides of your gutters has the potential to pool next to your home's foundation and cause additional water damage. Finally, sharp icicles may break off as they melt, posing a serious safety hazard.

Know the risks associated with heating your home this winter.

It’s no secret that we need heat to keep us warm throughout the winter months. Though heat is a necessity, many do not consider that heating their home doesn’t come without risk. Many studies show that fires occur more often in winter than in any other season. With that being said, SERVPRO of East York would like you and your family to keep the following tips in mind:

Safety Tips for Fire Prevention This Winter:

Wood-Burning Appliances

  • Have your chimney professionally inspected and cleaned before lighting your wood stove or fireplace each year.
  • Keep flammable objects at least three feet from your wood stove or fireplace.
  • Never use flammable liquids to start or accelerate a fire in your home.
  • Keep a screen in front of fireplaces to prevent embers from flying out.
  • Do not leave your fireplace unattended; It is best practice to ensure your fire is out before going to sleep each night.
  • Before closing your fireplace damper, ensure the ashes are cool to the touch. Closing the damper could help the fire to heat up again and will  could force carbon monoxide into your home.
  • Discard cooled ashes in a covered metal container. Store the container outside and away from the house.

Gas Furnaces

  • Have your furnace inspected annually to ensure that it is safe to operate.
  • Inspect the walls and ceiling near the furnace and along the chimney line. If the wall is hot or discolored, install additional pipe insulation.
  • Check that the flue pipe and pipe seams are well supported and without holes or cracks. Soot along or around seams may signal a leak.
  • Keep combustible items away from the heating system.

Other Fire Safety Tips

  • Ensure that there is adequate smoke and carbon monoxide detectors in your home.
  • To prevent carbon monoxide build-up, keep portable generators outside and away from doors and windows.
  • Never use a stove or oven for heating. Not only is doing so a safety hazard, but it can also be a source of carbon monoxide.
  • If you use electric heaters, plug only one heater into a wall outlet at a time to avoid overloading the circuit.
  • Avoid using electric heaters in bathrooms or other areas where water is used.
  • Never try to thaw frozen water pipes with a blow torch or other open flame.

Emergency FIRE Response Plans for Businesses

Your business may already have an Emergency Response Plan (ERP) in place, but are you certain that it covers everything you and your staff need to know? Formulating a complete and thorough evacuation plan may not be easy, but doing so can help protect you and your employees. At SERVPRO of East York County, we offer ERP consultations to ensure that your business is ready; each Emergency Response Plan is unique as it is customized to your business's specific needs. In the meantime, here are some things you may want to make sure are included in your plan:

1. Fire Extinguisher Locations

It is important to ensure that every employee knows exactly where each fire extinguisher is located. This important step can save precious time during a fire, and has the potential to mitigate the situation before it causes further damage. Fire extinguishers should be easy to locate and easily accessible during an emergency. Additionally, employees should be trained on fire extinguisher use, using the P.A.S.S.  technique. Fire extinguishers should be assessed annually by a trained professional to ensure that it is properly charged and ready to use. NOTE: Fire extinguishers should only be used if you see the fire start. If you are unsure in your ability to stop the spread of a fire, evacuate immediately and call 911.

2. Exit Locations

Another important part of an Emergency Response Plan is knowing where the nearest exits are from any point in the building. Knowing these locations will allow you and your staff to safely exit the building in a timely manner if a fire occurs. NOTE: There should be at least two exit points from every workspace,  in the event that one path is blocked.

3. Designated Meeting Place

Another important step in creating your Emergency Response Plan is setting and communicating a "Designated Meeting Place". The Designated Meeting Place should be outside and a safe distance from the building. All employees should be trained on the location of the Designated Meeting Place, and should gather at that location so they can be quickly accounted for. NOTE: It is recommended that businesses conduct both routine and random fire drills to prepare staff for an actual fire. These drills can be used as training opportunities.

4. Emergency Contacts

In the event of a fire, call 911! Though 911 is the first number to remember, it is important to have employee Emergency Contact Information saved and accessible. You may want to include a note in your plan about where this information is stored to ensure it’s accessible when needed.

5. Post-Fire Information

In addition to Emergency Contact Information for employees, you may also want to include the location of insurance and mitigation and restoration professionals phone numbers in your plan. A clean office and a Merry Christmas!

Office pests can include insects and small mammals, like mice. These pests are often attracted to an office for a few key resources — food, water, and shelter. Offices are sometimes more prone to pests simply because cleaning may not be a top priority for your staff. Learn how you can boost the cleanliness of your office and help prevent pests.

Break Rooms

Break rooms tend to be ground zero for pest infestations, as this is where the bulk of food storage, preparation, and consumption occurs.

Garbage Cans

You will want to advise your employees to line garbage cans with plastic bags. Doing so will help contain odors. For optimal scent consolidation, opt for lidded receptacles in the break room and common areas where food may be disposed of.

If you utilize a daily cleaning service, it is best practice to empty each waste bin every evening, regardless of whether or not food and candy wrappers are present. Full service cleaning companies will empty individual garbage cans if the offices are left open or if keys are provided. For offices with only weekly cleaning services, or that have locked offices, a staff member should empty garbage cans every night. 

Pantries

The state of an office pantry can leave a lot to be desired, and this isn't typically an area serviced by your cleaning crew. Instruct employees keep all food items in sealed plastic bags or storage containers. With snow starting to fall in East York and surrounding counties, it is safe to say that the Holiday season is amongst us! Though snow can be beautiful to look at, lower temperatures bring threats beyond frostbite: FROZEN PIPES. Now is the time to learn more about how you can avoid frozen pipes and the associated water damage that can occur if your home’s pipes expand and burst. While a common occurrence, frozen pipes are highly preventable, and acting now can help you and your family in the long run!  

EXPERT TIPS FOR PREVENTING FROZEN PIPES

As members of our community, SERVPRO of East York County would like to extend some knowledge to our friends and neighbors! The following tips will help you and your family in preventing your pipes from freezing:

  • Maintain a consistent temperature throughout your home. If you will be leaving your home unoccupied over winter months, leave the heat on and set your thermostat no lower than 55° F.
  • Ensure that all exposed pipes are properly insulated. Pay special attention to where pipes may be unheated; unheated areas may include areas such as basements, attics, garages, crawl spaces, and under the cabinets in your kitchen and bathroom(s).
  • Remove and drain any hoses that are outside of your home.
  • Close any inside valves that supply water outdoors, Open outside valves to properly drain any excess water remaining in the pipes.
  • In especially freezing temperatures, let your faucet trickle. Running water is far less likely to freeze than resting water.

EXPERT TIPS FOR THAWING FROZEN PIPES

If you turn on your faucet and only a few drops come out, you may already have a frozen pipe. Typically, frozen pipes are those that run along exterior walls, or where your water service enters your home through the foundation. If you are reading this blog because your pipes have already frozen, SERVPRO of East York County is Here to Help! Front of home was burnt in a fire. SERVPRO of East York removed damage and rebuilt the structure.

A customer had an unfortunate experience with a house fire destroying their home. SERVPRO of East York was called on to mitigate the fire damage and rebuild the property "Like it never even happened."

Smoke and soot is very invasive and can penetrate various cavities within your home, causing hidden damage and odor. Our smoke damage expertise and experience allows us to inspect and accurately assess the extent of the damage to develop a comprehensive plan of action.  

Smoke and soot facts:

  • Hot smoke migrates to cooler areas and upper levels of a structure.

Different Types of Smoke

There are two different types of smoke–wet and dry. As a result, there are different types of soot residue after a fire. Steps In Storm Damage Restoration

Storm restoration has become a common activity as incidents of storm damage continue to increase. Natural disasters have been on the rise occasioned by human activities that have played a role in promoting climate change. Common natural disasters that ca lead to storm damage include tornadoes damage, hurricane damage, river flooding, ice damming, ice damage and snowstorms. A flooded home often suffers from roof leaks, roof damage, structural damage, and water damages due to flooding and excessive ground water. Professional storm restoration services will help you with home restoration after flooding occurs or your home suffers a wind damage, a hurricane damage, or a ice damage. A flood pump helps you pump out flood water or excess ground water quickly. They will also need to fix frozen pipes that prevents water from flowing out and ice dams that may lead to roof leaks.

SERVPRO's goal is to make it "Like it never even happened."

When a homeowner called us to an emergency biohazard cleanup at his rental property, SERVPRO of East York was there to help! This biohazard was a result of a tenant spreading fecal matter, toilet paper, and other unsanitary items throughout the entire home. 

With the home's condition being so bad, it was deemed unlivable and was condemned. The homeowner, a previous SERVPRO of East York customer, didn't know what to do and called our team of professionals to save the day. When the SERVPRO of East York Territory Representative first arrived to the property, he assessed the damage to the property, took the necessary photos, and discussed the need of the homeowner.

Helpful Hand Washing Tips & Reminders

If your hands are visibly dirty, please use soap and water to cleanse.

With the COVID-19 pandemic being at the front of most of our minds, SERVPRO of East York thought this would be a good time for hand washing tips and reminders! The Centers for Disease Control (CDC) recommends a 5-step hand washing protocol: 

1. Wet

Turn on the tap and wet your hands with warm or cold water.

2. Lather

With the tap running, apply soap and lather by rubbing your hands together. Be sure to lather the backs of your hands, between your fingers, and under your fingernails.


3. Scrub

Scrub your hands for at least 20 seconds. An easy way to time this is by singing “Happy Birthday” twice.

4. Rinse

Rinse your hands under clean, running water.  We recommend facing your fingers toward the bottom of the sink. Leave water running.

5. Dry

Dry your hands by using a clean towel. Use the towel to turn the tap off when done.

When to Wash Your Hands:

  • Before, during, and after preparing food
  • Before and after eating food
  • Before and after caring for someone who is sick
  • Before and after treating a cut or wound
  • After going to the grocery store
  • After using the bathroom
  • After pumping gas
  • After sneezing, coughing, or blowing your nose
  • After touching an animal, animal feed, or animal waste
  • After touching garbage
  • When your hands are visibly dirty

Helpful Tip: In most cases, if soap and water are not available, you can use an alcohol-based hand sanitizer. If your hands are visibly dirty please use soap and water.

It is important to always wipe in one direction. When you wipe a surface in one direction and then go back in the opposite direction, you are spreading the germs back onto the surface. A swift wipe in one direction will be most effective in removing germs from surfaces.

2.) Use the Right Chemicals:

Be sure to use the right chemicals for cleaning and disinfecting. Using the wrong products can damage your belongings. NEVER mix chemicals unless the label instructs you to do so - many chemical combinations can be hazardous to your health. Each cleaning product is labeled, with the intended purpose and directions for use. 

3.) High-Touch Areas:

High-touch areas should be at the top of your priority list when cleaning and disinfecting. High-touch areas include areas such as counter tops, light switches, door knobs, chairs, railings, telephones, keys, restroom surfaces, coffee pot handles/dispensers, etc...

4.) Hand Washing:

We cannot stress the importance of hand washing enough! Proper hand washing goes a long ways in preventing the unnecessary spread of germs. The CDC recommends a 5-step hand washing protocol: wet, lather, scrub, rinse and dry. Remember to scrub for at least 20 seconds and to clean in between your fingers and under your nails.

During this unprecedented time, we would like to remind our customers that we are specialists in cleaning and disinfecting services. At SERVPRO of East York, we adhere to the highest cleaning and sanitation standards, and given our current environment, we are continuously improving the level of clean we provide.

SERVPRO of East York recently provided cleaning and disinfecting services to several buses at a local Law Enforcement facility. Vehicles that are used to provide essential services need to be cleaned and decontaminated to ensure members of our community are not exposed to any additional threats.

Inside the buses, our team of professionals made sure to vacuum all seats and floors. Seats that did not have cushions were also wiped with disinfectant. We wiped all non-carpeted flooring with a commercial-grade cleaner / degreaser, and ensured that all trash was removed from floors, consoles, and door compartments. We cleaned the consoles, steering wheels, door handles, radio microphones, and dashboards with a hospital-grade disinfectant.

After spraying the disinfectant directly on the surface areas, we thoroughly wiped off any excess spray. Because the Centers for Disease Control and Prevention (CDC) encourages cleaning of high-touch surfaces, we paid particular attention to door handles and handles to the cabinets.

We then cleaned the Plexiglas doors with glass cleaner, checked to make sure trash did not need Sharps container, and swept and decontaminated the floor. After sweeping out dirt and debris, we sprayed the floor with disinfectant and let it sit for a several minutes before mopping with clean water.

SERVPRO of East York also knows it is important for drivers to have clear sight lines and the ability to use their mirrors effectively. We made certain that the windshields were free of bugs, and that debris was removed. All mirrors were wiped down with a glass cleaner, and the exterior of the vehicles were washed. We removed dirt and grime to project a clean image, and cleaned the tires, so they were free of mud and dirt.

The CDC recommends usage of a labeled hospital-grade disinfectant with claims against similar pathogens to the coronavirus. Multiple products in the SERVPRO product line carry the EPA-approved emerging pathogens claims. While there is currently no product tested against this particular strain of the coronavirus, we are following all guidelines as provided by the CDC and local authorities.

Conditions In York County Might Be Right For Mold

Cold Temps=Cold Pipes

Give your pipes a helping hand this winter season.

If your pipes run through a cabinet or vanity open the doors to give your pipes some warmth from the warm temperature of the room. If there is no doors to open, just leave the water trickle from the faucet. The cost of the water running is a LOT lower then the cost of a frozen pipe being repaired. 

If you would forget to leave the water trickle or a door open, here is what you can do to thaw the pipe.  

Turn off the main shut-off valve. Use warm air from a hair dryer or space heater to melt the water frozen inside the pipe. NEVER leave the space heater unattended. After the pipe is thawed slowly turn the main shut-off back on. When the water is running throw the pipe check for any cracks or leaks which could of been caused by the freezing.

Nobody ever plans for a fire, but when one does happen, SERVPRO is here to help!

This loss was caused by a grease fire in a kitchen. Now, our natural instinct would be to use water for any fire, but avoid this practice with grease fires! This will just make matters worse.

Grease fires are caused when the cooking oil gets to hot and catches on fire. If you should find yourself in this predicament, turn off the heat and do the following:

  • Cover with a metal lid, this will deprive the fire of oxygen it needs to burn. Do not use glass, it will shatter.
  • For small fires, use baking soda. 
  • If available, use a kitchen fire extinguisher.
  • If it becomes too much or out of control, get out of the house and call 911 immediately!

Six Signs Water Damage Is Ruining Your Foundation

Water Damage in East York County Can Be Restored by SERVPRO

Water damage may be fairly simple to spot, especially if you are a hands-on homeowner, who fixes and repairs things as they crop up. The problem is that water damage to foundations is not an easy water damaging problem to identify.

Nevertheless, the key to minimizing the extent of the damage is always to spot it quickly and address it as soon as possible. How are you supposed to achieve this if you don’t know that there is water damage in the first place? This guide, provided by SERVPRO, to some of the most common symptoms of water damage within foundations will help you spot any problem areas.

Symptom One: Water Below Ground

If you are routinely dealing with standing water in the basement, you are probably getting a little stressed out. As a consolation, however, it does mean that you can be reasonably sure of a foundation problem. Standing water only accumulates and sits in a basement if drainage systems are not functioning properly.

Symptom Two: Overly Damp Soil

If you speculate that there could be an issue with moisture, take a look at the soil around the foundations of the property. If it is unusually wet (even after days without rain), there is a good chance that groundwater is seeping into the foundation.

Symptom Three: Water in the Crawlspace

Standing water or condensation and moisture building up within a crawlspace is a pretty good sign that something is wrong with the foundation, circulation of air, lack of adequate insulation, or burst pipe. If it is too damp in this area, the quality of the air in your house can decline, and it may give off a musty odor.

Symptom Four: Sagging and Bowing Floors

A lot of homeowners walk up and down uneven floors for years before they spot a problem. You can test the level of your own with nothing more than a small rubber ball. Unless you know of a reason the foundation is or could be unlevel and not caused by water damage, imbalances should be checked out immediately. They can indicate soil erosion due to water.

Symptom Five: Slimy Patches Outside

When the water from rains and storms is draining away from the property in a secure and efficient manner, it never spends enough time close to the building to have a lasting impact. On the other hand, if groundwater is pooling, you may be able to spot slimy and moldy patches on the outer walls of your home.

Symptom Six: Mal-functioning Doorframes or windows

This might sound like a surprising sign, but if your doorframes used to open and close correctly, but have recently started to stick, the problem could be moisture related. It may be a sign that the doorframes have begun to warp, from excessive water absorption.

What can happen if you forget about regular duct cleaning?

In the hustle and bustle of daily life it’s easy to forget about small, regular things that need maintenance or cleaning. After month of talking to home and business owners, I’ve realized that far too many people ignore their ducts entirely until the ducts become so clogged they think their dryer is broken. Those who think their dryer is broken are the fortunate ones—the unfortunate ones often experience something far worse, a structure fire from which it can take months to rebuild and recover.

Even though it may seem arduous to some, most homes only need to have their ducts cleaned annually or semi-annually—depending on amount of dryer usage—usually in the spring and/or fall.

As you can see in the photo, taken at an apartment complex in which the previous owners ignored this vital cleaning for years, this building was at sever risk for a fire. Furthermore, this issue caused them to not only go through dryers often but also waste energy as tenants were running dryer cycle times of over 4 hours a load! I only wish we could’ve gotten a picture of it all to demonstrate how serious the issue was as our crews pulled and vacuumed out over 3-5 cubic feet of compacted lint from each dryer duct! Don't let broken pipes leaving you hanging around.

According to Insure.com, water damage is among the most common causes for homeowners' insurance claims--and one of the biggest sources of confusion. If a flooding river inundates your home, your insurance is unlikely to cover the damage. But if the flood comes from within the home itself, the result of a burst pipe, you can breathe easier: Your policy may probably will cover the damage to your property.

In general, water damage from a burst pipe inside your home should be covered by a standard homeowners' insurance policy. If an outside pipe bursts and causes damage, that should be covered, too, though you must be able to demonstrate that the damage did indeed come from the burst pipe. If the insurer concludes that poor drainage--a non-covered maintenance problem--was the real culprit, your claim may be denied.

Helping within your community is fun!

Thankfully, buildings affected by fire, water, and mold aren’t the only places to which we go—when possible, we also like to get involved within the community. Recently, I was given the opportunity to volunteer for Springettsbury Township Parks and Rec assembling the new playground which is a replacement for the classic wood playground many of you enjoyed with your families throughout its nearly 3 decade life.

Having the chance to work with the highly-experienced team from General Recreation, Inc. was a real pleasure and a treasured experience. I only wish I could’ve helped more—and had the foresight to wear sunscreen on the sunniest, hottest day of the month.

While I, like many others, was sad to hear the old wooden playground was dismantled, the new playground has a fantastic layout and seems like it’ll provide lots of fun for a new generation of families to enjoy for decades to come.

Meet the rising sap with a new broom. Spring clean indoors and out to prepare home and hearth for the return of warm weather.


Our Spring cleaning chore checklist will help you take care of important seasonal chores and welcome Spring to an organized home.


Around The House:



  • Schedule a family garage clean-out. Create efficient storage for sporting goods, camping equipment, recreational vehicles, and garden tools. You'll have the jump on summer fun!

  • Inspect, clean and repair outdoor furniture.

  • Tour house exterior and grounds. Make a list of any needed seasonal maintenance.

  • Inspect the roof for winter damage: leaks, missing or broken shingles or tiles. Arrange for any needed repairs early; roofing contractors can be hard to find during summer's construction season.

  • Use a sunny Saturday to scrape, prime and paint peeling spots on trim or woodwork. You'll protect wood against Summer's heat and moisture--and prevent a more difficult paint job come fall.

  • Clear away any remaining dead foliage and weeds from beds and lawn. New growth will be protected from damage or disease.

  • Begin major Spring landscaping projects. Spring's the time to put in shrubs and trees, but check with your local extension office for specific planting recommendations for your area.

  • Changing seasons, changing clothes. Hold a family wardrobe check as you bring out warm-weather clothing. Sort winter clothing for discards and donations before you store.

Warm thoughts this Christmas season

Christmas is two worlds – the visible and the invisible, the endless excess and the spirit of Christmas. We like a little excess and flamboyance, but sometimes find that the best way to avoid the commercialism of Christmas is to infuse the excess with the true spirit of the celebration. Excess doesn't mean spending lots of money. There is nothing cheaper or funnier than seeing who can make the longest paper chain On wet December weekends.

The team of SERVPRO of Western Lancaster and East York took the time to slow down and celebrate the year that was. The business of specialized cleaning is not everyone's cup of tea and we see customers at their lowest point, when they feel like the world around them is crumbling. September is National Preparedness

As National Preparedness Day approaches, we are pleased to announce that SERVPRO of East York is joining the Ready Campaign, founded to increase preparedness throughout all communities in the U.S., and taking an active role in helping York County prepare for emergencies.

It means households have an emergency supply kit so they can be self-reliant for at least three days in case of emergency and having a plan for how they will respond and reconnect after an emergency.
